As much as I love doing small builds, a big sprawling Sim family needs a big sprawling sim house.  Hopefully, Modernity fits the bill.

3 Bedroom Craftsman Starter

This home comes in at under $20k...but with the cost of the lot, a brand new single sim will not be able to place it.  So it is really a "couples starter". 

This Craftsman style home has 3 spacious bedrooms and 1 bath 

(and room upstairs to add a second as you earn the funds), no CC, and fits a 20x15 lot or larger.

Desert Retreat 2 Br. Starter

As promised...another 2 bedroom starter for our brand new sims.  This one is for Oasis Springs and it is perfect for an artistic or creative sim/sims. Desert Retreat Starter has 2 bedrooms 1 bath and is under $20k so a single sim can purchase it right off the bat. 20x30 lot size and of course, NO CC.

Cheap and Cozy 2 bedroom starter

I have been told there are not enough starters in the new Sims 4 Gallery yet...so I will try to correct that in the next few days.  All sims need a decent place to live right out of the gate, and hopefully one that leaves them with a little extra cash in their pocket to boot.

The Cheap and Cozy Starter is under $15k and comes on a 20x30 lot.

Ruthy's Cottage

This is actually a re-do ( or do-over) of the very first house I ever built in The Sims 4.  I did it at Creator Camp and was trying to figure out all of the controls and such, so the original is a bit lacking and I could not bear to leave it that way.  So the cottage got a full face lift!  I hope your sims enjoy it.

Ruthy's Cottage has 3 bedrooms and 3 bathrooms.  There is also a very nice sized study that could make another bedroom if needed.  20x30 lot size and an $88k price tag
